Booking terms

1. Contracting party and scope

The host is Marcus Kirsch, owner of kirschrot, trading under the MAGONI+ brand, Siedlung 12, 14669 Ketzin/Havel, email: kontakt@magoniplus.de. These terms apply to direct bookings of Apartment No. 1, Lindenstraße 3A, 17419 Zirchow, for up to two guests. For bookings through other platforms, the terms agreed there apply. For any future properties offered by other hosts, the respective contracting party will be identified separately.

2. Booking and contract formation

Direct bookings are handled through the Smoobu booking engine. Travel dates, guest numbers, services and the total price are displayed before the booking is submitted.

The accommodation contract is formed once the full price has been paid and the host has confirmed the booking. An acknowledgement of receipt alone is not a binding booking confirmation.

3. Price and services

The total price displayed before the contract is formed applies. Mandatory additional charges must be transparently displayed before booking. The apartment has 50 m², one bedroom and one bathroom. Wi-Fi and private parking are provided free of charge. The apartment is on the top floor and is accessible by stairs only.

Final cleaning costs €85 per booking. The mandatory linen package costs €20 per person and includes bed linen and towels. These mandatory charges must be included in the total price shown before the contract is formed.

No visitor tax or comparable local levy is charged at the property in Zirchow. Separate visitor charges may apply when visiting the seaside resorts, under their respective local rules; these are not part of the accommodation price.

4. Payment and access

The full price is due when making a binding direct booking, including last-minute bookings. The payment methods and payment information offered in the booking engine apply. No separate balance payment is required when the price has been paid in full.

Your door code or digital access invitation is sent automatically one day before arrival for the booked stay. Access is valid during the agreed check-in and check-out period.

5. Cancellation and refunds

Direct bookings can be cancelled by emailing kontakt@magoniplus.de and providing your name, booking number and travel dates. Receipt will be confirmed.

Guests may cancel free of charge up to two days before arrival. For cancellations within two days of arrival or a no-show, the flat-rate cancellation charge is 90% of the agreed total price. Expenses saved and income from re-letting must be deducted. Guests may expressly demonstrate that no loss, or a substantially lower loss, was incurred.

For a free cancellation, payments made are refunded in full. Otherwise, payments are offset against justified cancellation charges and any excess is refunded. Refunds are currently initiated manually; cancelling does not automatically trigger a PayPal refund.

6. No statutory right of withdrawal

Bookings of holiday accommodation for a specific date or period generally have no statutory right of withdrawal under section 312g(2), no. 9 of the German Civil Code (BGB). The agreed cancellation options remain unaffected.

7. Arrival and departure

Check-in is from 16:00 and check-out is by 10:00. Earlier check-in may be possible on request, subject to availability and prior confirmation. Arrival and parking information is provided before your stay. Access is via a digital key or door code after full payment.

8. Use and house rules

A maximum of two guests may occupy the apartment. Children are welcome; cots and extra beds are not available. Pets, smoking indoors and parties are not permitted. Quiet hours are from 22:00 to 07:00. The person making the booking must be at least 18 at check-in. Please treat the apartment and its furnishings with care. Defects and damage should be reported promptly so that they can be addressed. Statutory rights relating to defects and liability remain unaffected.

Consumer dispute resolution

We are neither obliged nor willing to participate in dispute resolution proceedings before a consumer arbitration board.
